To ensure better integration and enhance certain projects, City Council approval may be required for both small and large projects. The nature of your project and its location are factors that may influence whether or not it is subject to approval by the Board.

Before requesting all the documents required for your application, please ensure that you comply with the city’s regulations to avoid additional delays. Application for new construction, renovation or conversion

In most cases, the aim of a PIIA is to ensure that the project is properly integrated so as not to alter the character or disrupt the balance of the site.

Applying for a SPAIP

A minor derogation is an exceptional procedure authorized by the Brossard municipal council on a discretionary basis. It allows the completion of planned work or the regularization of work in progress or completed that does not comply with all the provisions of the zoning or subdivision by-law.

A conditional use application is an exception procedure authorized by the Brossard municipal council to allow, under certain conditions, a specific use to be established or exercised in a given zone.

The PPCMOI (Projets Particuliers de Construction, de Modification ou d’Occupation d’un Immeuble) application is an exceptional procedure authorized on a discretionary basis by Council to allow, under certain conditions, a project to be carried out despite the fact that it derogates from one or other of the urban planning bylaws in force.

How to proceed

 

All demolition projects that meet the conditions set out in REG-399 are subject to approval by the demolition committee.

Projects include the demolition of a main building that is not being replaced, or a building that is a certain number of years old.

*Any application that is not subject to these conditions must still be submitted for a permit.
