Are you a tenant in Brossard who wants to know more about your rights? The Comité logement Rive-Sud, in partnership with the Ville de Brossard, invites you to participate in one of its two information workshops, in person or online.
These sessions will inform you about :
- Recourse options.
- Lease renewal;
- Your right to maintain your property;
- Rent increases;

Lease renewal: rights and obligations
In Quebec, for a lease of 12 months or more, the landlord who intends to modify the agreement must send written notice to the tenant 3 to 6 months before the end of the lease. For example, if a lease ends on June 30, the notice must be sent between January 1 and March 31. The tenant has one month to respond to this notice.
In its response, the person may :
- Accept the proposed modifications;
- Refuse them without leaving your home;
- Notify the landlord that she will be moving out at the end of the lease.
If rent increases are an issue. If you’re faced with a rent increase, the first step is always an amicable discussion between tenant and landlord.
If no agreement is reached and the tenant refuses the proposed increase, he must notify the landlord of his refusal in writing within the allotted time.
Upon receipt of this written notice of refusal :
- The owner has one month to appeal to the Housing Administrative Tribunal (TAL). The aim is to ask the Tribunal to set a new rent, or to try mediation to find an increase that both parties find satisfactory.
If the landlord does not apply to the TAL within one month, the lease is automatically renewed under the same conditions and at the previous rent.

The role of the court is to make a decision on the subject of the dispute. An application may be filed when the tenant or the landlord, bound by a lease, are unable to agree on a situation.

A benchmark in adapted housing and universal accessibility. Its mission is to ensure the full social and civic participation of people with disabilities and their families in the community. In particular, it holds a database of accessible building coordinates.
Low-maintenance or substandard housing
Do you have a maintenance or sanitation problem? You need to report this to your landlord to reach an amicable agreement and rectify the situation.
The problem persists? You can inform the Rental Administration Tribunal (formerly known as the Régie du Logement) of the situation.
Issues dealt with by the city
- Significant mold;
- Water infiltration;
- Vermin or insect pests;
- Dangerous situation or threat to public health or safety;
- Hazardous elements located outside the building.
Mandatory documents to be submitted to the City :
- Copy of a letter sent to the owner (stating the problem, the corrective action to be taken and a reasonable timeframe for completion of the corrective action);
- Acknowledgement of receipt by a messenger service or bailiff (Proof that the letter has been received by the owner);
- Photos of the problem;
- Copy of lease;
- If known, up-to-date contact details for the owner.
The City may intervene once the deadline for corrective action has expired.
