Ville de Brossard is already taking action to realize its ambitious vision of a modern, inclusive and sustainable downtown. This vision, adopted in July 2024, is taking shape with structuring projects that will transform the heart of the city over the next few years.
An internationally award-winning vision
Last week, the Plan particulier d’urbanisme (PPU) for downtown Brossard won the prestigious Grand Prizewinner – Landscape & Territories, TOD projectproject at the Grands Prix du Design 2025. This international award recognizes excellence in architecture, design and urban planning.
Concrete projects in progress
BMO Building at 2340 Lapinière: a first achievement
The first project to be thought out and designed in line with the downtown vision, it includes integrated parking and a public square oriented to the PPU Vision. Located in the heart of the downtown area, at the corner of Lapinière and Taschereau boulevards, this inspiring project demonstrates that the transformation has begun.

First residential and commercial project, in partnership with Prével/TGTA
Approved by the city council yesterday, this project by developers Prével and TGTA includes :
- architecture on a human scale: a 5-storey basilaire (1 storey retail + 4 storeys of offices) open to pedestrians and users;
- residences set on the basilaire with a limited tower area to avoid overly massive buildings;
- a lively facade with restaurants, cafés and shops.
This first 30-storey building will house 325 apartments. Ultimately, the Prével/TGTA project will comprise around 1,800 homes, built progressively over the next few years.
In all, the new Brossard town center area – from City Hall to Place du Commerce – offers the potential for 12,000 housing units.

A lively, accessible downtown
Our objective is clear: to create a mixed-use area combining retail, office and residential space to offer new living environments and a better quality of life. We want a lively downtown, even after hours, day and night.
Four major projects structure the downtown area
- Taschereau boulevard redevelopment
- Creation of a central park connected to several green and public spaces
- Creation of a large public esplanade crossing the entire downtown area
- Deployment of an active loop to reconnect sectors of the city and promote mobility (correcting the breaks created in the past by road axes).
Mobility and fluidity at the heart of the vision
The project focuses on the diversity and complementarity of transport modes:
- walking and cycling;
- bus network converging on the terminus and REM Panama station, at the heart of the project;
- access to REM, the backbone of development;
- fluidity for motorists and integrated parking.
This approach ensures that mobility is efficient, sustainable and adapted to people’s realities.
Responsible, innovative financing
Downtown development is designed to benefit citizens without impacting their finances. Real estate development will finance infrastructure:
- royalties of $3,708 per door built to finance growth-related investments;
- financial contribution from developers for infrastructure and collector;
- creation of a central park financed by private partnerships.
The city continues to act as a facilitator and remains open to discussions with its partners, particularly with regard to flexibility on projects and urban forms to meet needs while making no compromises on the overall vision and its development objectives.
