At its regular meeting on August 20, the municipal council ratified the recommendations of the urban planning advisory committee (Comité consultatif d’urbanisme – CCU) and adopted the application for a specific project for the construction, alteration or occupancy of an immovable (PPCMOI) to authorize the development of a vacant lot, located next to the building at 830 to 842, boulevard Provencher, into a 39-unit residential project.
This property consists of a single-storey shopping center built in the 1960s (former Metro grocery store). It is adjacent to Marie-Victorin elementary school, which is currently being expanded. The existing site will be divided in two to allow a first phase of development on the vacant lot to the right of the existing building, which will be retained.
In fact, a three-storey building with mezzanine floors and 39 apartments will be built. This project is anchored in the new development vision and responds to sustainable development guidelines, particularly in terms of greening and its street-framing layout, which limits surface parking. The parking area in front of the commercial building will be redeveloped to include a small square, green spaces and trees.

In the longer term, redevelopment of the commercial building could be undertaken in a second phase, but is not currently being considered.
Ville de Brossard is definitely looking to the future. Implementation of the municipal planning vision adopted in 2024 has begun, and is based on thoughtful, coherent, equitable and structured development that respects the aspirations and concerns of residents. This new project will breathe new life into the neighborhood.
